There are many areas included in management agreements with Competent Strata Assistance that are not often included by others and I welcome comparisons between contracts. All fees and services are negotiable.

1. Transparent financial management with levy notices issued on time with diligent collection policies, flexible payment options (online, in person or by post using cash cheque, debit or credit card), recovery action against owners with delinquent accounts, sourcing best-value providers without loss of quality and service, budget assistance and planning and hosting general meetings (AGM & EGM) at a neutral venue

2. Bylaw enforcement such as parking, rubbish, behavior of residents and guests etc followed up when reported. Signage is recommended

3. Insurance review if the following documents are made available including insurance cost replacement estimates and certificate of currency queries. Competent Strata Assistance has no conflict or interest and does not derive benefit by placing insurance. All insurance quotes obtained are “open market” assessments of risk.

4. Portal access to information – owners support and education facilities with a public link to non-sensitive material. Electronic delivery services used wherever possible although it is understood some may prefer “hard” copies. Website access to important information including but not limited to strata plan, management statements, bylaws, building plans, minutes book (agenda & minutes), newsletters, levy notices, strata management agreement and orders. Access restrictions can be placed on information to ensure privacy and protect strata information. Tenants, Property Managers and Owners are able to access information access by private login. “My community” is the vehicle for website content.

5. Collection of records – Section 48 of the Act requires all books, records and document must be handed over within 7 days of termination. Initial review undertaken for completeness and reports to the Council of Owners

We assist those who have volunteered for a position within the Council of Owners to provide transparent strata management services. Councils brings together a group of owners with diversity in qualifications and experience however the demands of strata-titled ownership can be daunting and is filled with statutory and legislative obligations. Members of any Council could feel “burnt out” if their workload becomes too great, therefore a good working relationship between the Council and their appointed strata manager leads to improvements throughout. Ultimately Competent Strata Assistance wants owners to have confidence in our management services.
